Spokane Real Estate MLS Statistics For November 2011

Closed sales this month (November) total 324 compared to November 2010 sales were 280. Sales for this

November are up 15.7% over November last year. Closed sales compared to last month (October) are a push.

324 this November compared to 323 for October. This is a positive in that sales in November are traditionally

down from October sales. Prices continue to trend downward impacted primarily by REO sales and short sales

which make up about 25% of total sales. This month the average selling price was $167,200 down 7.3% from

November last year when the average price was $180,278. Median prices are down 2.3% ($148,000 compared

with $152,000).

Year to date (through November) sales are down 6.5%. 3,658 closed sales reported compared to 3,917 closed

sales reported last year. However, in the second half of this year sales are up 13% over the second half of last

year. Current inventory is down 7.3%. This coupled with sales up in the second half of this year by 13% reflect

positive trends.
